Project Approved for Former Centro Latino, Eastern Avenue

On Tuesday evening, Aug. 9, the Chelsea Zoning Board of Appeals (ZBA) convened to address a comprehensive agenda of applications.

Among the evening’s approvals was a mixed-use development proposed by Chelsea developer Gerry Sneirson at the former Centro Latino building, a prominent corner location within the Broadway business district.

The proposed development includes one commercial space in the basement and two additional commercial units on the first floor.

Parking for nine vehicles would also be located on the first floor.

Residential space would occupy the upper levels, with eight apartments on each of the second and third floors, totaling 16 units.

An addition extending over the existing parking lot would be constructed at the rear of the building as part of the project.

The board also granted Steven McDonough a Special Permit to open a small personal training facility at 311 Eastern Ave., despite the applicant’s inability to satisfy off-street parking requirements.

The following additional matters were considered:

  • 18 Parker St.: Elba Rojas received approval for a special permit and variances to convert a single-family residence into a two-family home, though the lot did not meet minimum size requirements and lacked required parking.
  • 54 Palmer St.: Raymond Lewis obtained a special permit for driveway construction.
  • 337 Third St.: Third Street Realty Corp. was approved for a variance to divide the lot and establish two primary uses on a single parcel, and received a special permit regarding off-street parking requirements.
  • 68 Pearl St.: Sotiris Sotiropoulos was granted a special permit to convert a one-family dwelling to a two-family residence.
  • 214 Arlington St.: Erik Rueda received a special permit to change his second-floor storage space to business office use.
  • 178 Chestnut St.: Acquisitions Division LLC’s application for a special permit for a parking lot not meeting minimum requirements was continued.
  • 37-39 Blossom St.: Ana Melecio’s application for a special permit for carport construction was continued.
