A Boston-area construction manager and leader in virtual design and construction solutions, Tocci Building Companies (Tocci), has announced the groundbreaking of a new headquarters for Rock Chapel Marine. The site is located on Marginal Street in Chelsea.
Expected to reach completion in April 2015, this two-story structure encompasses 5,349 square feet of office space designed to serve as an architecturally distinguished home for the company.
Throughout pre-construction and design, Tocci supported both the architect and owner in value-engineering efforts and project customization to match the Owner’s aspirations. According to Tocci executives, this compact facility combines substantial architectural merit with striking style and panache.
The structure’s character emerges from its windows, shingle siding, and roofing—design elements drawing inspiration from Frank Lloyd Wright’s Prairie Style Architecture.
The project’s construction demands extend beyond aesthetics. Its sensitive waterfront position adjacent to Chelsea Harbor necessitates piles for earth stabilization, adding layers of technical complexity to the construction process.
Working alongside architect Landing Studio, Tocci has taken on the role of Construction Manager for this “right-sized” project over a seven-month period. Conveniently located adjacent to Chelsea Creek, the development provides an attractive location while adding an element of complexity, as special measures must be taken to stabilize the foundation due to its waterfront setting. Tocci’s Estimating and Virtual Design and Construction departments worked collaboratively to create a model describing cost implications, design goals, and quantity take-offs for subcontractors and the client. This process ensured better pricing and a more accurate understanding of overall design goals.

Large windows framing water views and exterior siding create a refined aesthetic that will strengthen the property’s waterfront and streetscape presence. The site will additionally house a salt storage unit, distribution facility, and an urban park—all constructed by Rock Chapel Marine for public use and benefit. April 2015 marks the anticipated completion date.
