Planning Board Recommends Four Petitions to ZBA

On Jan. 22nd, the City Planning Board convened and issued favorable recommendations regarding four proposals under their consideration.

•A special permit for Mai Phung at 71 Grove St. received a positive recommendation from the Zoning Board of Appeals (ZBA), which would permit conversion of the two-family dwelling into a three-family structure, despite the proposal’s failure to satisfy parking standards.

•Francisco Jorge’s application for a special permit to operate a church in the basement of 350 Broadway was endorsed favorably. The special permit becomes necessary because of insufficient parking availability, representing the only regulation that can be applied to a religious institution.

•Deborah Lochiatto’s petition for a special permit at 35-37 Clark Ave. received a positive recommendation. The request seeks to subdivide a current 4,000 sq. ft lot and its structures, which do not comply with zoning requirements, particularly regarding parking.

•The Pandolfo Company secured a positive recommendation for its special permit application to restore and reopen the vacant storefront at 682 Broadway (formerly Olga’s Furniture) and reinstate a driveway providing access to the rear of the property.
